Title: Quantity Surveyor Location: Phoenix, AZ (Hybrid) Reports to: Office Director / Office Lead About the Role The Quantity Surveyor is responsible for delivering accurate cost estimating, cost planning, and contract administration services while maintaining high internal quality standards. This role plays a key part in managing construction costs and contracts throughout the project lifecycle and supporting successful project delivery. The Quantity Surveyor collaborates with internal teams, consultants, designers, and contractors to ensure project objectives are met and to identify opportunities to add value and improve outcomes. Key Responsibilities Cost Estimating & Planning Review construction drawings and specifications to prepare detailed quantity take-offs and cost estimates Develop estimates from schematic design through construction documents for new construction and renovation projects Prepare value engineering studies, cost options, and cost strategies Compile and analyze data related to labor, materials, equipment, and market conditions Acquire and evaluate historical cost and vendor data to support pricing recommendations Cost Management & Contract Support Prepare independent post-contract estimates and reconcile scope, quantities, and pricing Review and evaluate contractor estimates and change orders Participate in value engineering exercises, negotiations, and reconciliations Prepare valuations of work in progress and review contractor payment applications Support project closeout activities and final cost reporting Project Coordination & Delivery Act as a lead Quantity Surveyor on assigned projects Attend project and design meetings Participate in design charrettes and technical workshops Prepare technical reports, cost analyses, and written recommendations Team Collaboration & Leadership Review estimates prepared by team members prior to final management review Assist with training and mentoring junior staff Collaborate across teams to support project objectives Identify opportunities to add value and improve project outcomes Qualifications Education & Experience Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Architecture, or Cost Estimating, or equivalent experience 3–5 years of experience in construction cost estimating or cost management Experience across all design phases using elemental and CSI formats Exposure to architectural, structural, and civil scopes; MEP experience preferred Certifications (Preferred) Chartered Quantity Surveyor (MRICS) AACE International certification and/or Certified Cost Professional (CCP) Skills & Competencies Strong understanding of construction cost management services and processes Proficiency with industry estimating software and Microsoft Office Excellent planning, organization, and communication skills Ability to analyze technical and non-technical documentation High attention to detail and accuracy
