JOB DESCRIPTION- RENOVATION CONSTRUCTION PROJECT MANAGER
JOB SUMMARY:
The Renovation Construction Project Manager is responsible for managing renovation projects from planning to completion, ensuring safety, quality, schedule, and budget goals are met. The role requires strong leadership, risk management, and effective communication with all stakeholders to deliver successful results.
DUTIES/RESPONSIBILITIES:
Project Planning and Initiation
•Develop detailed project plans for renovation projects in New York, incorporating local building codes, zoning regulations, and project-specific requirements.
•Collaborate with architects, designers, and clients to define goals and translate design concepts into executable construction plans.
•Conduct site assessments to evaluate existing conditions and anticipate challenges, including those related to historic buildings or dense urban environments.
Team Leadership and Coordination
•Assemble and lead a diverse team of contractors, subcontractors, supervisors, and laborers to ensure efficient project execution.
•Act as the main liaison among stakeholders, including architects, engineers, suppliers, and regulatory agencies, ensuring clear communication and timely conflict resolution.
Construction Oversight
•Supervise daily on-site activities to ensure compliance with approved plans, quality standards, and safety protocols.
•Track project milestones against schedules and budgets, addressing deviations with timely corrective actions.
•Mitigate risks related to weather, labor, or site conditions with proactive contingency planning.
Cost Management
•Manage all project expenditures, including invoice approvals, change orders, and purchase orders, ensuring alignment with the budget.
•Generate regular cost analyses and reports, identifying variances and improvement opportunities.
•Work with procurement to source cost-effective materials and services while maintaining quality standards.
Safety and Compliance
•Ensure full compliance with New York City safety standards and building regulations.
•Implement on-site safety programs, conduct training sessions, and perform regular inspections.
•Monitor and document safety incidents, ensuring swift corrective actions and ongoing regulatory compliance.
Client Communication and Satisfaction
•Provide regular project updates through meetings, reports, and virtual walkthroughs.
•Manage expectations around timeline, scope, and budget, addressing concerns promptly and professionally.
•Obtain client approvals at key milestones and ensure final delivery meets or exceeds expectations.
•Perform other related duties as assigned.
REQUIRED SKILLS/ABILITIES:
•Minimum of 5 to 8 years of construction project management experience, including at least 3 years specifically in renovation projects in New York City. Deep knowledge of the local construction market, resource availability, subcontractors, and regulatory environment is essential.
•Proven success in managing complex renovation projects from start to finish, consistently meeting or exceeding goals related to quality, schedule, and budget. Experience with projects ranging from small residential renovations to large commercial overhauls is preferred.
•Proficiency in project management software such as Microsoft Project, Primavera P6, or similar tools for scheduling, budgeting, and resource allocation.
•Strong understanding of construction techniques, materials, and methods relevant to renovation projects, with familiarity of industry trends and best practices being an advantage.
•Ability to read and interpret construction drawings, specifications, and contracts, along with solid knowledge of engineering principles applied to construction projects.
•Demonstrated leadership and team-building skills, with the ability to motivate and manage diverse construction teams.
•Excellent communication and interpersonal skills to develop and maintain positive relationships with clients, contractors, suppliers, and regulatory authorities.
•Strong problem-solving and decision-making abilities, capable of analyzing complex situations and making timely, informed decisions.
•High level of organization and time management, able to handle multiple priorities in a fast-paced, dynamic environment.
•Exceptional attention to detail and a commitment to maintaining the highest quality standards throughout all project phases.
EDUCATION/ QUALIFICATIONS:
•Bachelor's degree in construction management, Civil Engineering, Architecture, or a related field preferred.
•Professional certifications such as PMP or CCM are a plus.
•Relevant licenses or permits related to construction project management in New York City may be required or advantageous.
•Must be willing to travel frequently to different restaurant locations across the U.S.
•Proficiency in both written and spoken English and Chinese.
