SAGA is a real estate construction and development firm based in Kill Devil Hills, NC. We are looking for an ambitious, motivated individual to join our team as an Residential Construction Supervisor for *Hatteras, NC*. This is a fast-paced role in construction in which you would be working with all aspects of construction while working with trade partners and vendors.
The ideal candidate will have 3+ years of experience in residential, commercial and/or multi-family site supervision and construction.
This position will oversee and manage day to day construction activities from pre-construction to closeout of the projects assigned.
Candidate must have good reliable transportation and must be available to work weekends and or evening hours as needed to meet the needs of the job. This person should take initiative, be extremely organized, and detail-oriented with excellent communication and interpersonal skills.

*Key Requirements * * A positive attitude and willingness to encourage co-workers and trade partners. * Ability to set priorities, schedule, and forecast job needs well in advance to coordinate with trade partners and vendors for deliveries. * Must be very well versed in general construction procedures to include ability to read plans and complete takeoffs. * 3+ years of Construction Supervision. * Ability to read, understand, and measure from blueprints, schematics, and construction documents. * Understand Building Code(s) and proper safety procedures and recognize hazards.
*Key Responsibilities*
The primary responsibilities of the position will be to oversee the construction activities that take place on the worksite(s). * Schedule and supervise daily activities of trade partners according to job schedules and scope of work. * Conduct regular site inspections to ensure adherence with local building codes, safety protocols, and company quality standards. * Manage construction timelines, budgets, and documentation; maintain job site safety and cleanliness. * Oversee the construction process including pre-construction meetings, county or town inspections, and final walk throughs. * Manage documentation including change orders, purchase orders, safety logs, daily logs, and progress photos. * Allocate and manage job materials and resources. * Complete takeoffs for lumber, trim, doors, etc. * Review pay requests with home office for accuracy and completion.
