Senior Construction Project Manager

SPM Resources has an immediate need for a Sr. Project Manager to join a diverse construction management team of an established commercial general contractor, construction management, and design-build services firm based in Raleigh, NC. A qualified candidate will have the motivation and passion for providing high quality construction projects from preconstruction to delivery/close out. Will be supporting projects within the Life Sciences, Corporate Interiors, Retail, Healthcare, and Higher Education. Must have the ability to build relationships with clients and subcontractors, meet project deadlines with accuracy, create and maintain project schedule, and be essential to delivering solid project results. The ideal candidate will be able to work collaboratively with a variety of team members.

RESPONSIBILITES
Work with field management to generate job specific safety plan for the project. Develop project business plan and serve as the main point of contact for the Engineer and Architect Work with Pre-Construction and Field Supervision to identify and implement all contract deliverables, quality testing, and reporting requirements Lead coordination of subcontractors Maintain and update all project schedules using Critical Path Method (CPM) Set up bonding and change order log and cost tracking for the project. Set up project using MS Project and Procore software Responsible for project startup, including obtaining permits and licenses and managing jobsite mobilization, and facilitate subcontractor pre-mobilization/startup meetings Issue and administer subcontracts and purchase orders for multiple trades Assist in developing, planning, and updating of overall project schedule using MS Project and Outbuild, Procore scheduling software, as well as attend and direct regular job scheduling meetings Lead responsibility for project quality control plan implementation and compliance. Prioritize, review and expedite submittals as well as expedite material deliveries according to project schedule requirements Understand quantity updating and work with Superintendents to maintain accurate labor forecasts Develop and administer subcontractor and purchase order change orders Review projections, labor reports, safety documents, and schedules on a monthly basis. Review and approve material/equipment invoices according to project budget Prepare payment requests and monitor collections using Sage software Meet with city and state agencies to review project and inspections Attend progress meetings and create monthly status reports Enter and update information in project management software (job status reports, projections, change orders, and RFI’s) Manage and oversee job close-out documentation and procedures (closeout documents, final job report, and final accounting) Mentor and train assistant project managers and co-op/intern students
QUALIFICATIONS
Bachelor’s Degree in Civil, Mechanical, or Electrical Engineering or Construction Management, or related discipline. 10+ years’ experience in commercial interior renovations/fit-ups. Experience managing multiple projects ranging from $4-10M in value. Life Sciences project experience a plus. Experience actively implementing, updating, and managing a project schedule. Public Bid experience a plus. Critical Path Method (CPM) scheduling experience. Manage Superintendents, Project Engineers, and support staff.
