Job Description
Preconstruction Manager
- Lead the preconstruction process from initial concept through the start of construction.
- Develop and manage project budgets and ensure accurate cost estimating across all phases.
- Coordinate and lead design review meetings with clients, architects, and consultants.
- Perform value engineering to identify cost-saving opportunities without compromising quality.
- Create and manage preconstruction schedules, identifying key milestones and deadlines.
- Lead subcontractor and supplier outreach, including bid solicitation, scope reviews, and prequalification.
- Review and interpret construction documents, drawings, and specifications for accuracy and completeness.
- Collaborate with the operations team to ensure a smooth handoff and transition into construction.
- Communicate project scope and expectations clearly to all stakeholders.
- Stay current on market trends, material costs, and construction methods to provide informed recommendations.

The Successful Applicant
- Extensive experience in commercial construction, with a strong background in preconstruction and estimating.
- Proficient in reading and interpreting construction documents, plans, and specifications.
- Strong budgeting and cost analysis skills, with a proven ability to deliver accurate estimates.
- Excellent communication and interpersonal skills, capable of leading meetings with clients, architects, and subcontractors.
- Detail-oriented and highly organized, able to manage multiple projects and deadlines simultaneously.
- Proficient in estimating software (e.g., Bluebeam, Procore, On-Screen Takeoff, Sage Estimating, or similar).
- Skilled in value engineering, offering creative and cost-effective solutions.
- Collaborative mindset, able to work cross-functionally with design, operations, and executive teams.
- Strong negotiation skills, especially in subcontractor scope and pricing discussions.
- Knowledgeable of current market trends, construction methods, materials, and code requirements.
- Bachelor's degree in Construction Management, Engineering, or related field (preferred but not always required).
- A proactive, solutions-oriented attitude, with the ability to anticipate challenges and resolve them early.
