Position Summary
Manages construction projects to ensure they are of high quality, completed on time, within budget, and in a safe environment. Leads and supervises project managers and project coordinators to deliver exceptional results for clients. Generates new projects from client base resulting in increased revenue.
Supervision/Direction
The supervisor sets the overall objectives and resources available. The employee and supervisor, in consultation, develop the deadlines, projects and work to be done. Completed work is reviewed only from an overall standpoint in terms of feasibility, compatibility with other work, or effectiveness in meeting requirements or expected results.
Performance Expectations
- Manages construction team to complete projects safely, on time and in budget.
- Ensures that change orders are managed correctly with client approval and revenue captured.
- Receives positive feedback from clients and superintendents about the jobs managed.
- Has good internal communication with employees and receives good feedback from employees.
- Subcontractors and suppliers are productive, contributing to project completion on time and quality outcomes.
- Generates new business through referrals and repeat work with existing clients.
- Manages operations departments personal development through the administration of 60-day reviews for new hires, quarterly conversations, and Annual Personal Development Plans.
- Works with the General Superintendent to keep seamless communication between office and field.
Essential Functions
Essential functions include the following. Other duties may be assigned.
- Consistently able to work in the office during the hours of 8am -5pm Monday Friday.
- Attends All Employee Meetings as scheduled.
- Supervises operations team to include ensuring work is completed safely, on time and within budget; training, setting goals, scheduling and planning work, coaching, disciplining, evaluating performance, interviewing, inspecting work, and evaluating the effectiveness of operations. Manages multiple project teams while maximizing both profit and client satisfaction. Reviews costs with project managers to ensure budget is met.
- Identifies new project opportunities with client base; generates new business through referrals; proposes projects to clients and prospects; and sells the new work.
- Builds and sustains relationships with client base through effective communication.
- Collaborates with clients, engineers, subcontractors, and internal ZERNCO team to plan project objectives, set performance requirements, and identify project participants.
- Forecasts future project requirements, including personnel and equipment needs.
- Reviews and approves subcontractor bids, job costs, job invoices, and receipts for accounting to ensure accuracy. Understands subcontractor scope and contracts; identifies opportunities and risks that may occur.
- Conducts pre-construction meeting with the superintendent and client; conducts ongoing meetings throughout the timeline of the project; conducts post construction walk through of projects and generates a punch list of items to be completed to exceed client expectations.
- Creates schedule of values and pay application for project billing on a monthly basis or within 30 days of job completion; communicates with accounting on status of these items.
- Creates and updates project schedules to keep the operations manager informed of schedule changes and changing manpower needs; deals with unforeseen challenges and communicates with clients.
- Responds to e-mails and phone calls from subcontractors, suppliers, employees, leadership team, vendors, and customers within 24 hours to ensure tasks are completed on time, with high quality, and within budget.
- Identifies and addresses issues related to projects; maintains responsibility for project from estimating or award to the end of the one-year warranty to ensure that clients are satisfied and quality is achieved.
- Writes, reviews, and approves subcontracts, purchase orders, and change orders; follows up with contracts, purchase orders, and change orders; negotiates change orders and contracts with subcontractors to achieve project profitability; and obtains subcontractor commitment to safety and working within OSHA guidelines.
- Collaborates with superintendents to prepare materials, tools, and equipment lists; coordinates delivery to job sites so that jobs may be completed on time.
- Generates a weekly status report to update others on the last weeks progress of the project and to forecast the manpower requirements for the upcoming week. Attends weekly operations meeting to communicate job progress and stays up to date on organizational changes.
- Reviews scopes of project managers for accuracy to mitigate scope gaps in subcontracts.
- Reviews change orders from project managers.
- Reviews daily job reports to make sure they are complete and to react to challenges and keep projects on track; reviews and approves time and expenses charged to the project to ensure accuracy, communicates updates to accounting and construction teams.
- Reviews job costs weekly; accurately projects monthly CTCs and monthly status report and attends monthly WIP meeting to review financials of the projects.
- Participates in handoff meeting, post project reviews with the construction operations team, superintendent and general superintendent to review and improve processes, efficiency and quality; completes post project cost analysis before closing out project; reviews cost analysis at the end of warranty period.
- Participates in internal committee meetings to improve the effectiveness of the organization.
- Retains paper and electronic records of client projects in an organized manner.
- Works closely with the estimating team to ensure scopes are covered and owners needs or requests have been met.
Qualifications and Requirements

Knowledge and Experience
- Bachelors degree with emphasis in construction science or construction management is required; and at least ten years related experience; or equivalent combination of education and experience.
- OSHA 10-hour certification.
- First aid and CPR certification preferred.
- Experience and proficiency with AIA contracts, lien law, insurance, work-in-progress, and bonding procedures.
- Experience with scheduling and critical path methods.
- Knowledge of building design and development, structural engineering, construction processes and procedures, including design/build contracting, building codes and requirements.
- Basic knowledge of accounting principles.
- Knowledge of building codes and ordinances regulating building construction.
- Ability to read, analyze and interpret plans and specifications, technical reports and legal documents.
- Excellent verbal communication skills with the ability to effectively present information effectively at all organizational levels.
- Manage, train, and coach employees; provide regular performance feedback; set goals; monitor schedules; discipline employees, conduct periodic work inspections, and participate in interviewing and hiring.
- Ability to provide leadership; motivate employees; inspire respect and trust; effectively influence the actions of others.
- Maintain confidentiality of company, client, vendor, subcontractor, and employee information.
- Prioritize and plan work, meet tight timelines, handle multiple tasks, and organize resources for timely completion.
