The key responsibilities of the Site Superintendent - Residential Construction are:

  • On-Site Management:
    • Oversee day-to-day construction activities for residential interior projects, ensuring adherence to plans, schedules, and specifications.
    • Maintain a safe, clean, and efficient job site in compliance with OSHA and company safety guidelines.
  • Trade and Subcontractor Coordination:
    • Manage and schedule trades, including carpentry, millwork, flooring, tile, cabinetry, plumbing, electrical, painting, and custom finishes.
    • Monitor subcontractor performance and ensure work aligns with project quality standards.
  • Quality Control:
    • Conduct regular inspections of work in progress, focusing on high-quality craftsmanship for interior finishes such as custom cabinetry, fixtures, stonework, and flooring.
    • Identify and resolve quality issues in a timely manner to ensure seamless project delivery.
  • Schedule and Budget Management:
    • Develop and manage detailed interior construction schedules in collaboration with the project manager.
    • Track and control project costs related to materials, labor, and change orders to avoid budget overruns.
  • Client Interaction:
    • Act as the primary on-site point of contact for clients and designers, addressing questions, concerns, and changes during the construction process.
    • Coordinate with clients on approvals for materials, finishes, and layout changes.
  • Documentation and Reporting:
    • Maintain accurate daily logs of site activities, materials deliveries, and work completed.
    • Communicate regularly with the project manager on progress, delays, and any unforeseen issues.
    • Assist in reviewing and managing change orders specific to residential interiors.
  • Problem Solving:
    • Proactively identify potential issues with materials, finishes, or layouts and resolve them to minimize impact on the project schedule.
    • Address and troubleshoot conflicts between design intent and practical execution on-site.

Qualifications:

    • Experience:
      • 5+ years of experience in residential construction with a focus on interior build-outs or renovations.
      • Expertise in managing luxury or custom residential interiors, including high-end finishes, bespoke millwork, and premium materials.
    • Education:
      • Bachelor's degree in construction management, architecture, or related field preferred; equivalent experience considered.
    • Skills:
      • In-depth knowledge of residential interior construction methods, materials, and finishes.
      • Ability to read and interpret blueprints, shop drawings, and detailed design plans.
      • Proficiency with construction management software (e.g., Procore, Buildertrend) and scheduling tools.
      • Strong communication, leadership, and organizational skills, with the ability to balance multiple tasks.
      • General knowledge of Building and Construction codes
    • Certifications:
      • OSHA 30-hour certification (or ability to obtain).
      • Additional certifications (e.g., LEED for Homes, PMP) are a plus.
