This is a high-level leadership role responsible for managing complex commercial builds from preconstruction through closeout. Key Responsibilities- Contract Management:- Participate in owner contract negotiations and approve final agreements prior to execution.- Review and approve all invoices and change orders before submission to accounting.- Estimating:- Define roles and responsibilities for each team member during the estimating process.- Assist in preparing complete estimates from concept through subcontractor selection.- Review takeoff documents for scope clarity and to avoid overlaps or gaps.- Vet subcontractors for manpower, equipment, and performance history.- Attend bid conferences with company leadership and confirm project readiness.- Project Purchasing:- Oversee and approve subcontractor scopes and negotiations.- Review all subcontracts exceeding $100,000 with the President.- Contribute to and approve construction schedules and buyout timelines.- Monitor weekly project updates and prepare insights for project management meetings.
Qualifications- 10+ years of commercial construction project management.- Proven experience managing ground-up construction for commercial projects such as restaurants, convenience stores, gas stations, and oil lube facilities.- Strong understanding of constructability, including all phases from site development to final finishes.- Proven ability to lead multiple stakeholders through all project phases.- Strong communication and negotiation skills.- Self-motivated and dependable, with exceptional attention to detail.
