The Sr. Construction Project Manager & Entitlements for Industrial and Data Centers will oversee all aspects of projects in New Jersey. Construction project management and oversight of construction related activities as they relate to new builds or general capital projects which includes the ownership of the project scope, quality, schedule, and budget.
Construction/Entitlements:
Construction project management and oversight of construction related activities as they relate to new builds or general capital projects which includes the ownership of the project scope, quality, schedule, and budget.
Direct interface with construction general contractors during the bidding, award, execution, and project closeout/punch list phases.
Conduct negotiations with general contractors and evaluate bids/proposals with detail and accuracy.
Create construction project scope and request for proposals.
Financial analysis of construction.
Constructability reviews of electrical and mechanical designs associated with the construction of data centers
Construction document management including submittal review, RFI’s, change orders, and invoicing.
Construction project quality control.
Record and report key construction metrics to team members and management.
Drive teams to perform troubleshooting and root-cause failure analysis associated with equipment failures.
Able to read and interpret construction specifications and drawings for all disciplines.
Define data center system-level architecture, specify/document performance and equipment requirements, create/communicate conceptual designs, and create/maintain project documentation.
Experience with large scale technical operations or large-scale compute farms.
Experience in controls and commissioning of large-scale projects.
Experience with power management and power monitoring systems.
Able to value engineer and find creative and innovative solutions to reduce costs and duration with no impact on quality and reliability.
Experience with design or construction of data centers, critical infrastructure, or large-scale MEP plants.
Experience with systems, controls, commissioning, power management, and technical operations of data centers critical infrastructure, or large-scale MEP plants.
Experience with managing construction of complex electrical engineering systems including large scale power distribution/generation gear and mechanical engineering systems including cooling systems.
Able to specify and document performance and equipment requirements, create and communicate conceptual designs, and create and maintain project documentation.
Acquisitions:
Assist Regional Director to identify potential land for acquisition and evaluate it suitability for development (i.e., infrastructure, site work and vertical construction).
Assist Regional Director in developing project site plans, proposed design specs, building elevations and project timelines.
Review due diligence reports for prospective acquisitions. Identify ways to mitigate risks associated with proposed land acquisition and contemplated construction (infra, sitework and vertical) projects.
Assist in coordinating, various due diligence consultants – architects, civil engineers, and general contractors for design and construction pricing input.
Project Planning: Develop comprehensive project plans that outline timelines, resources, and milestones for land acquisition and construction phases.
Assist VP Entitlement in determining all necessary planning/construction applications required for development and all associated construction fee/permits estimates for construction.
Assist Regional Director/VP of Entitlement in all Global Investment Papers for proposed acquisitions.
QUALIFICATIONS:
Bachelor’s degree in mechanical engineering, Electrical Engineering, Construction Management or an equivalent engineering science Degree
5-10 years of experience in construction management of large, complex projects involving large-scale mechanical, electrical and plumbing (MEP) plants
5-10 years of general contractor and vendor management experience (request for proposals, bidding, change orders, quality control, RFI/submittal tracking) associated with construction and project execution.
Experience working with cross function teams to deliver complex construction projects
Certifications such as Professional Engineer (PE), LEED, and/or Certified Construction Manager (CCM)
Understand data center system-level architecture and electrical engineering principles, including switch gear, UPS, transformers, circuit breakers, breaker coordination studies, and switchgear sequence of operation
Understand data center system-level architecture and mechanical engineering principles for cooling systems
Knowledge of building codes and regulations including Life Safety, BOCA, NFPA, NEC, and OSHA.
Able to communicate clearly and use data to justify conclusions
Able to read and interpret construction specifications and drawings for all disciplines.
