Role: Construction Manager
Project: Robert T. Matsui Federal Building Elevator Modernization Project
Client: General Services Administration (GSA) - Region 9
Location: Sacramento, CA
Pay: $100,000+ per year plus benefits
Scope of work: Project at the Robert T. Matsui Federal Building includes comprehensive upgrades and system enhancements to improve safety, functionality, and code compliance. Work involves the installation of a new machine pedestal and governor, along with the modification of existing electrical wiring and application of new floor coating. Modernization includes the installation of new controllers and upgrades to meet current fire codes. The project also adds new fencing equipment and HVAC systems for enhanced safety and climate control. Wire ropes will be replaced and outdated sprinkler systems removed. Additional upgrades involve installing a new hoistway traveler and wiring, as well as new pit ladders and lighting. Modifications to access hatches and new floor paint application will be completed. The car top will receive a new door operator, rollers, fans, and counterweight guides. Cab enhancements include new track, locks, hangers, and closers. Further improvements consist of the installation of new entrance frames, buttons, corridor direction lanterns, emergency lighting, and modifications to the emergency power systems to ensure full compliance and operational reliability.
Daily Responsibilities:
- Provide construction management services during the design-build elevator modernization project.
- Coordinate design activities with stakeholders and project team members.
- Ensure design aligns with project requirements and complies with applicable codes and standards.
- Review and comment on design submittals and drawings for constructability and completeness.
- Facilitate collaboration between design consultants, contractors, and federal building representatives.
- Manage contractor activities in alignment with APSI's standard GSA project management plan.
- Conduct and lead construction meetings; maintain meeting agendas and minutes.
- Document construction progress through regular photo documentation.
- Perform regular quality inspections to ensure workmanship meets contract requirements.
- Oversee contractor safety compliance and perform routine safety checks.
- Review and monitor labor compliance to ensure adherence to regulations and labor standards.
- Review, process, and track contractor pay applications and ensure timely payments.
- Process and track Requests for Information (RFIs).
- Process and track submittals, ensuring timely review and distribution.
- Generate and submit monthly progress reports to stakeholders.
- Manage change control process, including review, processing, and documentation of change orders.
- Coordinate access for contractor and building occupants, and manage utility/equipment shutdowns as needed.
- Ensure compliance with tenant move schedules and facilitate off-hours work when necessary.
- Manage Substantial Completion (SC) and Final Completion (FC) punch list creation and resolution.
- Oversee project closeout activities, including documentation and turnover to the client.
Required Qualifications (Experience, Education, Certifications, Clearances, etc.):
- Minimum of 4 years of relevant construction management experience.
- Strong communication and organizational skills.
- Ability to obtain HSPD-12 (Homeland Security Presidential Directive 12) clearance
- Preferred Qualification: Bachelor's degree in Architecture, Engineering, or Construction Engineering.
