The Property Manager will be responsible for overseeing the day-to-day operations and special initiatives across a portfolio of shopping centers and commercial real estate properties throughout Texas. This field-based role requires regular site visits and a comprehensive understanding of both property management and facility operations. The Property Manager will collaborate closely with the Regional Property team to ensure asset performance, tenant satisfaction, and operational efficiency.

Key Responsibilities Operational Oversight Manage daily operations, administration, and maintenance of assigned commercial properties. Oversee on-site staff, including maintenance personnel and contractors. Conduct regular property inspections and produce detailed reports to track conditions and improvements. Vendor & Contract Management Source, negotiate, and manage vendor contracts to ensure high service quality and cost-efficiency. Ensure all vendors meet contract obligations and adhere to compliance standards. Tenant Relations & Lease Compliance Maintain positive relationships with tenants and resolve service issues promptly. Collaborate with the Lease Administration team to coordinate and enforce lease terms. Handle tenant complaints and service requests in a professional and timely manner. Maintenance & Compliance Develop and implement preventative maintenance programs to ensure property condition and functionality. Monitor and maintain compliance with local municipal codes; resolve property violations as necessary. Financial & Strategic Responsibilities Assist in annual budgeting and strategic planning processes. Process property-related invoices and coordinate tenant bill-backs with accuracy. Qualifications Minimum of 5 years of commercial property management experience, ideally with shopping centers or retail portfolios. Experience or background in construction management or facilities maintenance strongly preferred. Proven ability to manage vendor contracts, conduct inspections, and maintain tenant satisfaction. Strong interpersonal, organizational, and communication skills. Willingness and ability to travel regularly for on-site property visits throughout Texas.
