Position: Project Manager Employment Type: Full-Time (Exempt)
Job Location: Pensacola, FL
Job Overview: The Project Manager will lead and coordinate the day-to-day management and execution of assigned projects. This role involves oversight of safety, scheduling, budgeting, quality control, and stakeholder communication to ensure project success. The Project Manager reports to the Vice President of Operations and will mentor team members and foster collaborative relationships with clients, subcontractors, and internal staff.
Essential Duties and Responsibilities:
Technical Knowledge:
Manage and prepare pre-construction documents, including preparing cost estimates, scopes of work, schedules, and submittals.
Negotiate subcontract agreements and oversee RFI, submittal, and change order management.
Develop and maintain cost-loaded project schedules and material status logs.
Review submittals, shop drawings, and RFI responses to ensure alignment with contract documents.
Manage the project closeout process, including punch lists and final documentation.
Lead project meetings: internal or customer facing, including the preparation of meeting agendas and disseminating meeting notes to various stakeholders within upper management.
Possess the ability to execute a thorough review of submittals, shop drawings, and requests for information (RFI’s), including coordination with contract documents.
Oversee the management of the project closeout process ensuring proper completion of the job close out check lists, punch list process, and collecting and issuing project close out documentation.
Financial Management:
Track costs, line-item exposures, and contract allowances.
Prepare accurate forecasts, cost analyses, and change proposals.
Oversee project cash flow to maintain financial stability.
Review subcontractor requisitions and ensure alignment with budget and approved changes.
Communication and Leadership:
Conduct regular project meetings with internal teams, clients, and subcontractors.
Establish and maintain professional relationships with clients to ensure transparency and trust.
Mentor junior team members and provide guidance for their professional development.
Work with the On-Site Superintendent to assist/lead construction efforts for the entirety of the project.
Effectively communicate with all team members, clients, and subcontractors throughout the project including progress and any potential impacts.
Demonstrate a sense of urgency concerning all aspects of the project and communicate the importance of being proactive while executing specific job duties.
Team Collaboration:
Work closely with Superintendents to manage on-site construction activities.
Promote a "firm but fair" approach to subcontractor relationships to ensure efficiency and quality.
Documentation and Reporting:
Produce monthly status updates, schedule narratives, and detailed project reports.
Maintain thorough documentation of project activities, decisions, and outcomes.
Qualifications:
Bachelor’s degree in Engineering, Construction Management, Architecture, or a related field, or equivalent experience.
Minimum of 10–15 years of experience in commercial construction project management; federal government experience .
Proficiency in project management and scheduling software (e.g., Procore, Primavera, MS Project).
MS Office – Microsoft Word, Excel, PowerPoint and Outlook experience.
Strong knowledge of construction principles, safety standards, and engineering practices.
Excellent organizational, problem-solving, and decision-making skills.
Strong written and verbal communication skills with the ability to interact at all levels.
Certifications: First Aid, CPR, QCM, and OSHA 30-hour (required).
Willingness to travel to various locations.
Safety:
Lead by example in implementing safety programs in compliance with company policies and regulations.
Assist in developing project-specific safety plans.
Maintain current certifications for First Aid, CPR, and OSHA compliance.
Physical Requirements:
Ability to climb stairs, ladders, and navigate construction sites.
Manual dexterity for office tasks and the ability to lift up to 50 pounds.
Specific vision abilities, including close vision and depth perception.
Working Conditions:
Combination of office and on-site environments with exposure to construction noise and hazards.
