Position Overview: The Director of Construction Management is responsible for overseeing the planning, execution, and financial management of capital improvement projects across a portfolio of student housing properties. This leadership role focuses on managing a team of project managers, ensuring alignment with ownership and investor objectives, and driving strategic capital investments that enhance asset value and resident experience. The ideal candidate is a strong communicator with expertise in construction management, financial oversight, and real estate asset optimization. This position will primarily perform work onsite in the Raleigh, NC area with travel to site visits and investor meetings.
Responsibilities: Strategic Oversight & Leadership Lead and mentor a team of project managers responsible for executing capital improvement projects, ensuring consistency, efficiency, and adherence to company goals. Develop and implement best practices for project management, reporting, and execution to optimize timelines and budgets. Collaborate with property management, operations, and asset management teams to align capital initiatives with broader company objectives. Investor & Ownership Communication Serve as the primary liaison between the company and ownership/investors regarding capital improvement planning, progress, and financial impact. Prepare and present comprehensive reports on project status, budget performance, and ROI for senior leadership and investment partners. Proactively address investor and ownership inquiries, ensuring transparency and alignment on strategic objectives. Develop capital expenditure forecasts and funding strategies in partnership with finance and asset management teams. Financial & Budget Oversight Oversee the development of capital budgets, ensuring projects are delivered within approved financial parameters. Perform quarterly distribution analysis. Monitor project cost controls, financial performance, and funding allocations, identifying opportunities for cost savings and value creation. Ensure project managers maintain strict adherence to budgets, contracts, and financial reporting standards. Project Execution & Vendor Management Provide high-level oversight of capital projects, ensuring they meet quality, safety, and compliance standards. Establish and maintain strong relationships with general contractors, architects, engineers, and other key stakeholders. Oversee contract negotiations, bid processes, and vendor selection to ensure cost-effective and high-quality execution. Identify and mitigate risks related to construction delays, budget overruns, and operational disruptions.
Qualifications: Bachelor's degree in Construction Management, Real Estate, Business, or a related field. 10+ years of experience in capital improvements, construction management, or real estate asset management, preferably in student housing or multifamily real estate. Proven leadership experience managing project managers and cross-functional teams. Strong financial acumen with experience in capital budgeting, forecasting, and investor reporting. Exceptional communication and presentation skills for engaging with senior executives, investors, and ownership groups. Extensive experience in vendor negotiations, contract management, and project execution. Ability to travel as needed for site visits and investor meetings.
