Key Responsibilities
Contract Management: Participate in owner contract negotiations and approve final agreements prior to execution. Review and approve all invoices and change orders before submission to accounting. Estimating: Define roles and responsibilities for each team member during the estimating process. Assist in preparing complete estimates from concept through subcontractor selection. Review takeoff documents for scope clarity and to avoid overlaps or gaps. Vet subcontractors for manpower, equipment, and performance history. Attend bid conferences with company leadership and confirm project readiness. Project Purchasing: Oversee and approve subcontractor scopes and negotiations. Review all subcontracts exceeding $100,000 with the President. Contribute to and approve construction schedules and buyout timelines. Monitor weekly project updates and prepare insights for project management meetings.
Qualifications
10+ years of commercial construction project management experience Proven ability to lead multiple stakeholders through all phases of a project Strong communication and negotiation skills Self-motivated and dependable, with exceptional attention to detail
