We are looking for an inspiring, team-oriented Construction Project Manager to join our team. In this role you will lead and

be responsible for the construction project management process from pre-construction through occupancy on all assigned

Projects.


As a Construction Project Manager, your role may include….

  • Developing the full Project’s Construction Budget to include all Subcontractor’s bids, general conditions, general requirements, insurances, fees, allowances, and contingency to set the baseline budget.
  • Reviewing the Project’s contract documents and developing the submittal log and submittal schedule.
  • Leading weekly or bi-weekly OAC meetings. Providing meeting agendas and meeting minutes.
  • Managing Vendor and Subcontractor relationships successfully.
  • Developing the buy-out log and buy-out schedule and keeping the development team updated on its status.
  • Ensuring all safety protocols and a clean job site are maintained on the job site along with the Project Superintendent.
  • Developing the GMP contract and negotiating with Subcontractors and the Owner to finalize.
  • Performing Subcontractor bid leveling and verifying scopes on all Subcontractor trades performing work on the Project.
  • Developing and maintaining the Master Construction Project Schedule. Identifying schedule float and areas of risks.
  • Scheduling all pertinent inspections for the Project.
  • Tracking closely the burn rate of general conditions, general requirements, contingency to align with percentage of work in place. Report any red flags.
  • Tracking all submittals (shop drawings, product data, cut sheets, mock-ups) with Owner and Design Team for timely approvals.
  • Evaluating Site Investigation Reports such as property surveys, geotechnical reports and report findings or red flags.
  • Performing weekly or bi-weekly site walks with VP of Design and Construction to identify and record quality control issues to resolve with Vendors and Subcontractors.
  • Reviewing Subcontractor’s monthly applications for payments to ensure the request for payment is fair and reasonable against work-in-place. Compiling all back-up information and lien waivers for the master Contractor’s application for payment.
  • Participating in a pre-construction activity such as cost estimating, value engineering exercises, permitting as needed.
  • Ensuring all project information is recorded properly within the web-based project management software.
  • Providing all warranties, owner manuals and participating in any required training for property management and maintenance staff.
Requirements:

Must have excellent organizational, interpersonal and management skills.

Must be able to manage and navigated shifting work priorities effectively.

Must have excellent skills in communicating appropriately with external and internal stakeholders simultaneously.

Have a thorough understanding of construction documents and how the disciplines interact with each other.

Have a great understanding of sequencing of construction activities and construction means and methods.

Have four (4) year of experience within construction and seven (7) years total of professional working experience.

Have good knowledge of Microsoft Office Suite, Adobe PDF Professional, Bluebeam, web-based project management

software, etc.

Education Requirement

Hold a bachelor’s degree preferably in architecture, civil engineering, or construction management. A Master’s

degree and professional credentials (OSHA, CCM, PMP) are a plus.
