About the Role
We are seeking an experienced Construction Project Manager to join our team. You’ll play a pivotal role in overseeing the construction of single-family homes (more specifically, ADUs) from inception to completion, working closely with our Director of Construction Services and our President. The ideal candidate will have outstanding project management and organization skills, excellent communication skills, a proven track record of construction management, and a knack for 5-star customer service.
Responsibilities
- Be an advocate for the customers and serve as their main point of contact, providing weekly updates, answering and addressing any questions or concerns they may have in a timely manner, ensuring they are happy with the construction process and, ultimately, with their new Tiny Home, striving for the 5-star review.
- Manage the permit submission process, working closely with town inspectors and other relevant authorities.
- Oversee residential construction projects from start to finish, including hiring, supervising and coordinating subcontractors.
- Ensure projects are completed on time, within budget, and to the highest quality standards.
- Serve as the main point of contact for customers, subcontractors, surveyors, town inspectors and other professionals, ensuring clear and effective communication.
- Stay current on Connecticut building codes, general zoning restrictions, safety standards and residential construction costs.
- Develop and maintain a network of trusted subcontractors, leveraging these recurring relationships to obtain volume discounts and timely execution.
- Create detailed materials lists and take-offs for construction cost estimation.
- Develop Standard Operating Procedures (SOPs) to assure that our projects follow repeatable processes.
- Utilize excellent organization and project management skills to prioritize tasks, manage time effectively, allocate resources efficiently, and hold subcontractors and internal team members accountable for meeting deadlines and following our SOPs.
- Proactively identify and remove roadblocks, solving problems independently with a sense of urgency and a positive attitude.
Qualifications
- Exceptional project management and organization skills, with a proven ability to manage multiple projects simultaneously and deliver them successfully.
- Excellent verbal and written communication skills, naturally building rapport and trust with customers, subcontractors, and colleagues.
- At least three years of recent experience in single-family home construction in Connecticut.
- Strong understanding of Connecticut building codes, zoning restrictions and safety standards.
- Be current on construction costs and experienced with take-offs and estimation of construction project.
- Have an established network of reliable subcontractors of various trades.
- Ability to negotiate contracts and manage subcontractors, vendors and suppliers, ensuring fair and effective agreements.
- Outstanding computer skills, including domain of project management software (e.g., Asana, Monday.com or a construction-industry-specific project management software), CRMs, able to create advanced spreadsheets, and proficient with using and managing shared drives, folders and files.
- Self-motivated, proactive, productive, effective, highly organized, a good team player with a positive and collegial attitude, and capable of working independently to overcome challenges and achieve goals.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, and/or PMP certification are a big plus but not required.
